Sometimes the “location” for a project is the sole determinate in selection. This was the case for the project known as “MaineStay”. Ingraham, Inc. of Portland was awarded a multi-year grant for homeless youth, ages 16-23. After looking at two dozen sites, this building near downtown Portland was selected. Sitting vacant for two years after an arson fire, it was in deplorable condition. Land use grand fathering determined we had to rebuild, not start totally new. 165 Cumberland was conceived as a building to house 12 youths, plus a staff of outreach workers who work with approximately 100 “street kids” at any one time. Normand Associates Architects acted as both architect and construction manager for this project.
